Town Laws & Best Practices

SPECIAL NOTICE: Please note the Town of Jewett raised the STR registration fee and passed new laws that are effective as of 4/15/2021.

 

Register Your STR

As of January 2020, Jewett requires short term rental properties to be registered with the town in order to operate. There are 3 simple steps to get your rental properly registered. Fill out the registration form, pay the $250 annual registration fee and schedule your site inspection.

You can generally expect the registration process to take 15 business days or less (unless there are extenuating circumstances). While you can register your rental anytime of the year, please note that registration periods always expire Dec. 31st. Currently, the fee is a flat rate, not prorated. Renewals should be completed in January to avoid a lapse in your registration.

Read The Noise Ordinance

Jewett is a very quiet rural mountain town with specific laws about daytime AND nighttime noise. The town will be enforcing the noise ordinance. *We encourage you to consider an outdoor noise sensor like noise aware. Sound is VERY easily amplified and carried on the mountain. Many visitors don’t realize this effect and are not aware that a lively dinner on the deck, outdoor cocktails & music, or an evening soak in a hot tub might be disrupting neighbors and livestock. It is helpful to let guests know that volume levels of music and outdoor conversations/activities should be conducted at a lower level than they typically expect. We encourage you to read the specific noise ordinance. (noise law begins on page 99 of the Jewett Town Laws, chapter 105-1 thru 105-9

Learn How To Handle Trash in Jewett & Know Your Septic & Water Systems

In a protected area like Jewett, it is super important to properly store and dispose of garbage to care for our land, water and wildlife. Not attracting bears & coyotes will also help protect you, your kiddos and pets. Trash must be stored in bear proof cans, locked in a shed/outbuilding or optimally taken directly to one of the local dumps. If you have a housekeeper turn over your rental, it may be a good idea to arrange with them to properly dispose of trash. Have garbage pickup curbside? Please be mindful that your cans should only be put out with trash the night before pickup and taken back off the road the same day garbage is picked up. Need other tips to keep animals away? If you are new to having well water & septic systems please keep in mind the demand your systems can handle and the maintenance needed for health & safety such as testing your water and getting your septic tank pumped.

 

Parking & Trespassing

There is no street parking in Jewett. All vehicles should be parked on-site of the rental property or in designated parking areas.

For safety reasons, all persons and pets must respect property boundaries. If clear boundaries of your property do not exist such as rock walls, it is recommended to post your property (though you may want to do this anyway if you neighbor state land).

Please have new/charged fire extinguishers easily accessible in your home.

Tick Borne Illness: Ticks are abundant in Jewett and Lyme disease is on the rise. Inform your guests to be educated about proper clothing, preventative treatments and manual body checks for humans and pets. This will also help keep ticks from getting carried into your home.

Doggies & Pets

If you allow pets at your rental, it is imperative to inform your guests that they must not leave them outside unattended. Dogs are also not allowed to run at large. It is strongly encouraged to always accompany your pet outdoors and to use a collar and leash.


What To Include In Your Rental Listing & House Rules

We have found that incorporating some simple requests helps to attract responsible renters.

  • Do not have auto-booking on. We recommend talking to potential guests prior to accepting their reservation. Ask them about their group and see if they're responsive

  • If your rental allows pets, require that they must notify you if they want to bring a pet. You can use this as a tool to see if people are reading your house rules

  • List your rental as kid friendly if appropriate

  • No parties

  • No noise after 10pm (Please note this may change to 9pm and decibel levels may be set in the potential amendments)

  • No firearms without home owner’s permission

  • Be respectful of neighbors & property boundaries

  • Will additional guests be visiting your renter(s)? You should be aware that if visiting guests put you over occupancy, technically it is a violation. Your renter should ask your permission if anyone else is stopping by and we highly recommend you vet the circumstances before allowing.

  • Adult occupancy should not exceed 2 persons per proper bedroom (this does not include small children)
